Location Overview
The Natomas/Northgate Submarket may best be known for the Metro Air Park, which lies adjacent to Sacramento International Airport. Plans for the 1,900-acre site initially emerged decades ago as a largely industrial development but sat dormant until 2016. Amazon’s first fulfillment center in Sacramento delivered in 17Q4, and other tenants are also beginning to show interest in projects at the site. Outside of the Metro Air Park, a number of tenants occupy notable blocks of space including Amerisource Bergen, Shamrock Foods, and Pride Industries. Government occupiers, as in many metro submarkets, have a significant footprint in North Natomas. After all, the majority of office product is located only about 10 miles from Downtown; most assets are in the southern half of the submarket, between Del Paso Road to the north and Interstate 80 to the south. However, a Fortune 100 company chose North Natomas as the site of its new regional headquarters, and the initial phase of its 1.25-million-SF campus is underway.
